PMAY-U 2.0 has been launched to expand urban housing support in India through affordable, quality and climate-resilient construction. Building on the earlier Pradhan Mantri Awas Yojana-Urban, the revised mission aims to help one crore additional eligible urban beneficiaries to construct, buy or rent houses over the next five years. It also places strong emphasis on modern construction methods, quality assurance and faster delivery of homes.
PMAY-U and PMAY-U 2.0
Pradhan Mantri Awas Yojana-Urban has been in operation since 25 June 2015 to provide pucca houses with basic civic amenities to eligible urban households. The scheme period has been extended up to 30 September 2026 for completion of ongoing houses and fund release through the SNA-SPARSH module. PMAY-U 2.0, effective from 1 September 2024, is the revamped urban housing mission.
Four Vertical Implementation Model
PMAY-U 2.0 is implemented through four verticals:
- Beneficiary Led Construction (BLC)
- Affordable Housing in Partnership (AHP)
- Affordable Rental Housing (ARH)
- Interest Subsidy Scheme (ISS)
These verticals cover different housing needs, from self-construction to rental and interest support.
Technology and Innovation Push
The Technology Sub-Mission under PMAY-U has promoted modern, innovative and green construction technologies. Key initiatives include:
- Global Housing Technology Challenge-India, which shortlisted 54 proven technologies.
- Six Light House Projects using distinct technologies in different regions.
- 13 Demonstration Housing Projects to showcase new methods and materials.
- NAVARITIH online course for capacity building of professionals.
- Indian Housing Technology Mela and National Exhibition on innovative construction practices.
Quality Assurance and Capacity Building
The Technology & Innovation Sub-Mission under PMAY-U 2.0 supports sustainable design, green building standards and geo-climatic planning. An additional Technology Innovation Grant is provided for AHP projects using notified innovative technologies. Third Party Quality Monitoring Agencies are used to inspect BLC, AHP and ARH projects and advise on quality issues. Training programmes, workshops and certification schemes such as PACS have been used to promote safe, sustainable and environment-friendly housing methods.
